Edge 1909

    Panoramic city and river views. Efficient room layouts. Convenience to all points of the compass. And dare we say it? Indoor parking. These are just a few of the attractions of the Strip’s newest residential center, Edge 1909, which expects its first residents to soon begin living near the Allegheny River between 19th and 21st streets.

    A development project of the NRP Group, Inc., in partnership with the Buncher Company, Edge 1909 has a pleasing mix of unit layouts ranging from studios to one- and two-bedroom units, including some street-level apartments for added accessibility as well as penthouse lofts.

    Edge 1909 provides an array of possibilities for residents and that’s just what NRP set out to offer: options for a variety of tenants who will all benefit from some terrific perks, including core Strip dining and shopping within steps.

    “We’re excited about making the Strip District a destination to live for future residents,” says P. Christopher Dirr, vice president of development for NRP. The Cleveland-based company has a strong track record in development of more than 33,000 residential units in 15 states since its founding in 1995.

    NRP projects have also focused on creative reinvention of spaces, including parts of the former Brooks Air Force Base in San Antonio, Texas. In the Strip, Edge 1909 is new construction of 364 luxury rental units on land leased from the Buncher Company. This June the first residents are expected to begin moving in.

    A second phase called Riverfront Landing II will follow with both business and public spaces. The overall residential options will bring the total number of residential rental units to more than 800, an amount expected to include around 50 high-end townhomes.

    Location is key in navigating Pittsburgh for commuting and leisure, but amenities enhancing daily living play a vital role in distinguishing one urban living option from another.

    “When we considered what amenities we wanted to include, we created with our residents in mind,” says Dirr. “The gathering areas such as the courtyard, the resort-style inspired pool, and the 24-hour on-demand package concierge—just to name a few of our amenities—offer a luxurious lifestyle combined with a convenience factor that is essential to active professionals.”

    The Strip is unsurpassed in its access to not only Downtown but the East End and northern suburbs. Not many neighborhoods are as centrally located to the Cultural District, sports stadiums, and suburban resources.

    “Edge 1909 is a standout community in the market because of what it offers in amenities coupled with a prime location, says Dirr. “The Strip District is a great neighborhood and feature in its own right, and it provides close proximity the city’s business district and nightlife.”

    Complementing other new housing options in the Strip, Edge 1909 realizes some of the city’s vision for living near the rivers and access to the views, recreation, and waterfront dining—all flourishing over the past decade.

    “We see the exciting things happening in Pittsburgh, and we’re happy to be able to meet the demand that exists with so much growth taking place,” says Dirr. “Edge 1909 creates a community where people can live, work, and experience all the city has to offer. We’re proud to have the opportunity to contribute to the area’s resurgence.”

    A club room, conference room, fifth-floor lounge with river views, and billiard area are among spaces available to Edge 1909 residents. The fitness room features a ballet barre and an adjacent playroom for children. Residents have access to a 24-hour concierge package service as well as parking in a 460-space garage building designed to be less conspicuous from the street.

    Some units include a balcony space, while the additional outdoor deck off the fifth-floor lounge is another space available to all residents. Other outdoor amenities offering the comforts of home include a resort-style leisure pool with a grilling area and a fire-pit area. Bike and kayak storage are also on site.

    The Edge 1909 website lists monthly rents from $1,395 to $1,695 for one-bedroom apartments. Two-bedrooms units—some of which feature an additional den/study—may be leased for $2,380 to $2,480. The units at Edge 1909 feature 9-to-12-foot ceilings, a variety of colors and finishes, contemporary pendant lighting, and laundry appliances.

    In addition, Edge 1909 is a pet-friendly community featuring an outdoor dog walk and an indoor dog-washing area. Up to two dogs and/or cats are permitted, with typical restrictions on some large dog breeds. Dogs most suited for apartment living are a good fit here and Edge 1909 can provide weight-limit details on request with a reasonable initial pet fee charged in addition to a small monthly fee per pet.

    The adjacent Riverfront Landing II, also developed on leased Buncher property, will be completed in Phase Two of NRP’s project. It will include some commercial and office space, as well as public spaces at the waterfront.
